When
it comes to helping you create individuality within your new home, we pride
ourselves on having extensive and up to date ranges of good quality kitchen,
bathroom, tiling and floor finishes from which to make your choice. On some
developments, additional items of choice are available, which are detailed in
the brochure specification. |

Well-designed easy to use kitchens with plenty of storage are always a feature
of a Poltair home. The choices of top quality kitchen units and worktops are
plentiful and include up to date styles and materials, which we know will be
popular with our purchasers, whether they are more traditional or modern in
their preferences. |

Every
kitchen will include a fitted oven, hob and cooker hood as well as a
co-ordinating 1.5 bowl sink top and drainer, all in a choice of finishes
including brushed steel. Plumbing for washing machines in kitchens or laundry
rooms is standard, whilst plumbing for dishwashers is included wherever space
permits. |

Bathrooms and shower rooms are luxuriously appointed with a choice of Victorian,
or modern style sanitary ware in a choice of colours, complemented by a choice
of appropriately styled chrome taps. Showers are provided with robust shower
trays, thermostatic shower valves to ensure even water temperature and clear or
etched glass enclosures. Choices of timber or acrylic bath panels and toilet
seats as well as generous quantities of good quality wall tiling complete the
specification for these rooms. |

The
high quality specification of a new Poltair home will include coving in all
principal areas, the use of recessed spotlights in kitchens, bathrooms and
shower rooms, as well as a comprehensive installation of television and
telephone sockets in each living room, dining room, kitchen, study and all
bedrooms to ensure ease of access to developing communication technology. |

Poltair Homes recognise that, even with the high quality specification, which
they include as standard, there are often alterations and additions that are
important to an individual purchaser and which make bricks and mortar into a
home. Being locally based, Poltair know they can respond with more speed and
flexibility than many other house builders when asked to make changes and are
always willing to consider requests both sympathetically and quickly. Where not
included as standard, many extras, such as the installation of a burglar alarm
system, extra tiling or power points, additional paving or carpets are
pre-priced and can be ordered during the purchase of your new home. Other items
are individually priced on request and can include the provision of additional
kitchen appliances, changes to standard specification items or extra landscaping
works, to name but a few of the many and diverse requests we receive.

All
items of customer choice and alterations are only available if the stage of
construction permits and cannot be changed once ordered. Payment for alterations
is usually made in advance, but if Contracts have been exchanged for the
purchase of your new Poltair home, then it may be possible for these items to be
paid at completion.

Poltair Homes are not constrained by having to use standard housetypes and are
constantly evolving and improving design to create new homes which offer
features we know are valued by our purchasers. Comments and feedback from
purchasers are welcomed and the best ideas incorporated in future housetypes, if
